Welgevonden Reserve, South Africa
Welgevonden is a 37 000-hectare Big 5 reserve bordering on the Marekele National Park. It is situated in the pristine Waterberg mountain range in the Northern Province only 265km from Johannesburg. This area is an important malaria-free eco-tourism destination. The reserve has 600km of internal roads winding through a great diversity of vegetation, undulating terrain and large savannah plains.
Welgevonden is subdivided into 500-hectare plots. Each landowner owns the freehold of one of these plots and possesses inalienable traversing rights over the rest. Lodges have private access roads, and are kept generally out of sight of traversing roads and of each other. Each lodge can accommodate no more than ten persons and may use no more than one vehicle apiece, thus ensuring a singular lack of vehicle traffic. Welgevonden has four airstrips.
FUTURE POTENTIAL
There is an understanding that the common fence with Marekele (some 46 000 hectares in extent) will be pulled down in due course allowing even freer movement of game. There has been some discussion on the feasibility of creating a Bushveld National Park: a string of reserves exists from Madikwe in the west, through Silent Valley, Thaba Tholo, Marekele, Welgevonden, Mokholo, Kwalata, and Touchstone to Lapalala Wilderness in the east.
Consolidation, involving the incorporation of a number of intervening “farms” would result in a vast 10 000 sq km reserve of international importance. Marekele and Welgevonden would be situated in the very middle. Whilst the implementation of grand visions of this type can be notoriously slow, the impact on future land values is obvious.

INTRODUCTION
This is a private game reserve, established on the border of the Kruger National park. The reserve is 45 000 Hectares in size, and is located to the South of the Limpopo Transfrontier park. Negotiations are underway to have the Kruger fence removed.
The Giriyondo access facility was opened in December 2005 and is located just North of Letaba camp in the Kruger. This facility allows vehicle access from the Kruger Park into the Limpopo side of the Transfrontier Park, and from there onto this private reserve.
With just 36 private and 2 commercial sites, the reserve is structured with a very low people density and a large traversing area.
CLIMATE & RAINFALL
Situated on the Lebombo mountains, the area has a hot and slightly humid climate with an average temperature exceeding 30C in summer and a good annual rainfall of 550mm.
TOPOGRAPHY & VEGETATION
The reserve consists of four different habitats, namely savannah with sandy soil, mixed acacia with deep bushveld soil, limited Mopane vegetation with Kimberlite cover and outcroppings and thick wilderness vegetation with deep bushveld soil. This habitat offers a large variety and creates good conditions to accommodate different species.
WILDLIFE
The “big game” wildlife presently found on the property includes elephant, buffalo, leopard, lion, spotted hyena, cheetah and occasional rhino sightings. There is of course a variety of antelope species. Compared to the Kruger, the game densities are of course lower, however with permanent management now established on the reserve, there has been significant increase in the game numbers on the reserve over the past few years.
OWNERSHIP
The legal structure for owning and the use of your site is achieved by aquiring a shareholding in the holding company which has the rights to use the concession (or lease as some people refer to it). The term of the concession, as is the case for all land in Mozambique, is 50 years, and is then renewable at the end of the term for a further 50 years.
The shareholding entitles you to build your own home for your private use and may be syndicated by up to six members per site.
THE SITES
The reserve is 45 000 Hectares in size, and the sites are located in 3 contiguous blocks across the reserve. Unlike similar projects where owners can often see the neighbouring houses, fundamental in the planning, was that owners should have real privacy whilst on the reserve.
- The first 10 sites are in a fairly flat open woodland area and are sited 1 km apart. The sale of these sites was finalised in 2003 and raised the start up funding required.
- 11 sites are located along a river course. Due to the terrain and vegetation in this area there is a more natural seperation between sites and they are sited approximately 500m apart. The sale of these sites was finalised in 2005 and raised the further development capital required.
- The final 10 sites, together with the 6 founder sites are located in an undulating to hilly wooded area and are also approximately 500 Meters apart. These sites are on the market at a commencement price of 2 Million Rands each.
GENERAL
There is no other private property, bordering the Kruger, with private traversing over 45 000 Hectares, and with such a low density of users. As mentioned the limit of 36 private owners, is designed for you to enjoy the wilderness without the masses of people, this really is a unique proposition and remains excellent value.
